Project Description

The Vermont, one of the largest mixed-use, multi-family, transit-oriented developments to be built in Los Angeles since 2008, sits on an approximate two-acre site within the Koreatown district, directly across from the Wilshire-Vermont Redline station. Transforming a long-vacant lot into a vibrant urban lifestyle environment, The Vermont introduces experiential elements reflecting Los Angeles urbanity and living, particularly along the important Wilshire corridor. The pedestrian-friendly setting enjoys a superlative WalkScore of 97 and TransitScore of 86. Designed to LEED Silver standards, 31,000 square-feet of public retail and dining spaces and 900 parking stalls sit within a 7-level podium, highlighted by two landmark glass point towers rising above the public-private street anchor, offering a total of 464 loft style for-lease luxury apartment units.

The two high-rise towers (one 23-story, and one 29-story) set a modern ambience with sleek facades and minimalist interiors, offering floor to ceiling glass windows and optimized views of either the Hollywood Hills or Downtown Los Angeles. A private entry and amenity deck on the 7th floor serves as the signature residential feature, designed as a lush oasis from the busy cityscape. The main residential lobby is located within the sky bridge between the two towers, enveloped by full-height glass walls showcasing spectacular views of the city. Other amenities include a full service concierge and security center, TheDrop lounge, TheClub party room, pool, sundeck, cabanas, fireplace, fitness center, spin room, spa, yoga and meditation room, and dog park.

Along the project's bustling frontage on Wilshire Boulevard, 12,000 square-feet of public space complements the ground floor retail and dining set around a large courtyard with outdoor seating, cafe areas, and landscaped public space all seamlessly connecting to the surrounding neighborhood to create an enhanced street life. Creating an inviting public art piece along the north facade, a sculpture by Cliff Garten Studio hangs as an urban centerpiece. A variety of new-to-market tenants invite the public to an area currently offering little respite from the surrounding urban environment, including: Wells Fargo Bank, Starbucks, PizzaRev, Jimmy John's, Sugar Nail, Samsung, AT&T, Fatburger, and an upcoming onsite market, all providing residential convenience, while creating an 'urban front door' for The Vermont.

Construction of the project focused on efficiency while retaining quality design: fly ash concrete allowed for a lighter structure and accelerated curing time; two-storey curtain wall panels allowed for speedy construction; and the design was based on the site's previous entitlements, yet revamped the design considerably based on community outreach and studies to create an authentic city space. Further enhancing the overall efficiency of the project, sustainable features include a cool roof, water efficient landscaping and plumbing fixtures, energy management systems, high-performance glass, and a motorized shading system.
