Meeting with client to understand their goals, objectives, and budget and create a scope of work outline for clear communication, this is included in our initial free consulting service. Once the documentation outline has been approved by the client and we agree to our consulting service (PSA or PDA) we schedule trade alliances for a design meeting to validate construction mythology and design implementations and materials selection. Next step is to present our developed budget this is all addressed with our consulting service agreement (PSA or PDA).
Constraints on this project were to leverage the existing living space and create a more functionality throughout the home by extending the front entry, enlarging the formal family room, creating a study, and utility room. The original area home was very confined and accessibility and functionality were limited. There was no panty and the kitchen storage was confined to the cabinetry only, the study was not conducive as a work areas. The home was designed efficiently and was costly to operate with high vaulted ceilings and 11 tons of air conditioning.
The home has experienced a complete makeover, starting with removing all the sheetrock and existing insulation and major interior reframe. We incorporated spray foam throughout the walls and ceiling, designed an HVAC duct and system to manage the space with 5 ton vs 11. Installed new energy efficient large picture windows to assist with natural lighting all the windows have a new radiant film, eliminated fireplaces and installed self-contained unit. Installed LED lighting throughout the home as well as path lighting where one switch illuminates path. Installed natural wood & stone floors in common spaces of the home. On the exterior we reused the existing stone and applied a slurry covering, new stucco with trim details, enlarged the driveway to address drainage and functionality water, as well as stained concrete with a salt finish.
