Project Description

Located in the transit-oriented city of Alexandria, and overlooking the traditional architecture of historic Old Town, the building features a tripartite design that affords its neighbors the benefit of the building’s curb appeal without being overwhelmed by the high-rise. The project began with a vision to create strong architectural buildings within a pedestrian friendly community that contributes to the wider smart-growth expansion of Alexandria. Block O, a once polluted industrial site, is now a lively, urban, mixed use community that links the developing Carlyle and Eisenhower East neighborhoods and defines a gateway to the Eisenhower corridor. The buildings’ different typologies foster a dynamic and coherent pedestrian scale. Coordinating with the Design Review Board ensured that neighbors would be just as pleased with the design as the residents. The team kept in mind the brick-clad buildings typical of Old Town, yielding a façade adorned with brick detailing and glass in a refreshing mix of traditional and contemporary touches. The 12-story building was set back 2:1 at the10th floor in order not to overwhelm the 4 story structure. Long façades were broken up by using projecting bays that reduce the massing. The variety of floor plans include traditional units, studios, and units that open to the street allowing residents to walk up to their homes. The architecture provides a balance of public spaces arranged to provide opportunities for interaction while private outdoor spaces are defined by patios for relaxation and rooftop terraces for enjoying sunset views of Old Town. Amenities include an activity center, rooftop swimming pool, fitness center, business center and concierge service.
