Project Description

The renovated and expanded office campus consists of two separate masonry structures that were originally built for the Coca-Cola Company Baltimore Branch Factory in the early 20th century. Hord Coplan Macht designed the adaptive reuse of the smaller of the two buildings in 2002 to house the offices of Phillip’s Seafood headquarters and a new glass connector building to provide access to each building and elevators through a modern lobby.

In 2014, Hord Coplan Macht designed the adaptive reuse of the larger building, which had been previously used as a food processing facility and warehouse by Phillip’s. Approximately 89,000SF of the existing 2-story building was renovated office space and a new 2-story addition of 77,000SF was constructed above the existing footprint of the building to provide additional shell office space.

Hord Coplan Macht also provided Landscape Architecture and Master-planning services to knit the two buildings together and create more of an office campus-like feel. Two plazas on the north and south provide much needed public space for the office users. The patterns of the paving and planting take their cues from the architecture and make a visual connection with the new addition.

The planting areas treat storm water from the newly constructed hardscape surfaces. A beautiful green roof [Collaboration with Furbish] on the curved roof of the glass link extends the landscape patterns over the building, truly knitting both sides. The lush plantings on both sides enhance the experience in the space providing the architecture a green plinth to rest.
