Project DescriptionLancaster Urban Village is an urban, transit-oriented project in south Dallas. It has DART station, VA hospital and Urban League in walking distance, the Lancaster/Kiest shopping area, and single family neighbors around. It is comprised of 193-units of mix income apartments, 14,000 sq. ft. of retail/office space, 392 space parking garage. The parking garage is totally hidden by the building façade on the public street around the building and DART station. The tower feature at the corner of Lancaster Road and internal drive is a destination point and landmark for neighborhood. Denley Drive median green space is designed to serve as a public pocket park for employee of Urban League as well as residence of multi-family and single family neighbors. The project has two separate courtyards to serve multi-family. One is a pool court with a resort style pool, gazebo, and pool cabana along with club and state of the art fitness center. The other court has children’s playground and landscape features for family. There is resident lounge and internet café’. The building is certified LEED (Silver).
This project is also an urban revitalizing project to revive neighborhood demography and economy. Lancaster Urban Village is the first transit-oriented development in South Oak Cliff. Existing development in the area is defined by small commercial uses along Lancaster Road and older single family homes and churches within the neighborhood itself. Given the existing conditions of the area and historical lack of investment, the corridor has been identified as a major area for redevelopment. The Mayor of Dallas has initiated a “Grow South” agenda and City Wide CDC has been focusing its development activities along the Lancaster Corridor.
