Project Description

The project will feature 250 affordable rental apartments for individuals and small families. Eighty-eight of the apartments are targeted to be supportive housing, including 25 units for youth aging out of foster care and adults under the MHSA program; 63 apartments will serve frail seniors under the Program of All-Inclusive Care for the Elderly. The project site is bound by historic buildings and narrow city streets. Excavation for the two and a half level subterranean parking garage required shoring along the property lines with ties inserted below the neighboring buildings. Prior to the start of work, complete photo documentation was prepared noting the existing condition of the historic buildings. Due to the tight site, construction lay down space planning and construction sequencing was an important part of maintaining the schedule. The tower crane itself played a role in the challenges faced with this tight site as the footing for the crane was required to be designed and permitted as a permanent part of the building footing. A portion of the Level 2 construction sequence was also altered to allow an inset space for the tower crane itself. Once it is removed, the construction team will return to that level and finish off the space that was created for the tower crane. Another challenge is that the site is located in an area where graffiti and tagging is prevalent. The construction fence and signs were constantly being tagged. The General Contractor was painting over the tags on a daily basis. In order to help with this situation, the team had a local graffiti artist paint a cityscape mural on the project fence. The artist allowed local residents and even some homeless take part in the painting of the mural thereby providing those involved with a sense of ownership of the fence.
