Project Description

The 100 N. Main building, located in Downtown Memphis, Tenn., is the city's tallest building. While it had previously been used to house various office spaces, it had recently been sitting vacant.

In early 2013, the One Hundred North Main, LLC ownership group, led by Isaac Thomas, announced that it would spend nearly $100 million to renovate the building. The group approached Architecture, Incorporated, located in Downtown Memphis, to spearhead the project to turn the 38-story building into 266 apartments and a 171-room hotel. The hotel will occupy floors nine through 17. The apartments, which will be higher-end, will occupy the upper floors. The built-in parking garage is included in the 792,000 square-foot property. And the project is a perfect fit for Architecture, Incorporated, which has significant experience in the area of adaptive reuse.

According to metrics released by the Downtown Memphis Commission, the area's residential population is growing, rising 7 percent to 22,000 as of 2010. Apartments in the area are at 92 percent capacity, pointing to the need for more residential spaces for the growing population.
