The judges were drawn to the crisp, colorful façade and fine interior detailing of this LEED-Platinum building. Serving market-rate and low-income buyers, the concrete structure sits on a street corner, its two volumes addressing different solar orientations and contexts.

A lobby canopy and deep shaded balconies reinforce the residential scale of the south-facing quieter street, while the volume along the western arterial edge reads as a wall punctuated by geometric solar shades. Both are covered in integrally colored cement-panel rainscreens abstractly composed in three shades of yellow.

The clean, cheerful design continues inside, where all 57 units feature transom windows above interior light shelves, sliding room dividers, bamboo floors, and stainless steel Energy Star appliances. Incorporating 9,500 square feet of retail, the infill project promotes low-impact affordable housing along the light-rail line. In that spirit, it also includes a green roof, an electric car charging station, and bike parking on every floor.
